Likely source: shower tray and drain area
The evidence pointed back to the bathroom, specifically the shower tray lining and drain area. Cold patterns were identified around the far corner and sides of the shower tray, which was consistent with water escaping during shower use and affecting the neighbour below.
The recommendation was to remove and repair the shower tray/drain detail properly, then seal the area to prevent repeat water movement.
Extra maintenance item: terrace drain covers
During the same visit, terrace drain covers were noted as a separate maintenance issue. They were not identified as the cause of this bathroom leak, but addressing them would reduce future water-ingress risk.
