The client initially suspected that water was coming from a neighbouring property. That can happen, but it should never be assumed. In this Attard case, the evidence pointed closer to home.

First Inspection

Thermal imaging showed several cold areas along a corridor wall. Those patterns confirmed moisture was present, but they did not automatically prove a pressurised pipe leak.

A pressure test on the supply lines came back negative. That result was important because it shifted attention away from the incoming water supply and towards the bathroom drainage system.

Controlled Moisture Check

Instead of opening floors immediately, we recommended a simple controlled check. Moisture readings were recorded, then the main bathroom was left unused while the clients were away for two weeks.

On the second visit, the readings had dropped sharply. That pattern supported the finding that regular use of the bathroom drains was wetting the structure.

To avoid unnecessary breakouts, the practical recommendation was to reroute the bathroom drainage on the surface, skirting the room and picking up the bathtub, washing machine and wash hand basin.

After the works, follow-up readings showed a steady dry-down. This is why bathroom leak detection should include supply pipes, waste pipes, shower seals, bath edges and drainage routes.

Why It Matters

When the supply pressure test is negative, the leak may still be real. It may simply be in a gravity-fed drainage line rather than a pressurised pipe.
