Not every damp problem is a burst pipe. At this Bugibba aparthotel, parts of the floor had already been opened to check pipes and drains before we were called in.
What Was Ruled Out
Thermal imaging did not show cold tracking consistent with an active pressurised pipe leak. Moisture readings also indicated a lighter damp condition rather than a clear active water escape.
That distinction matters for commercial properties. If the problem is building moisture rather than a pipe leak, opening more floors will not solve it.
The Pattern That Mattered
At the neighbouring property, a horizontal damage line matched the foundation level of surrounding homes. Externally, other foundation lines in the area also appeared damp.
The pattern pointed towards rising damp or site-related moisture behaviour rather than a single burst pipe.
Practical Recommendations
The recommendations focused on building moisture management: drainage improvements, breathable finishes and specialist damp-proofing assessment where appropriate.
For hotels, aparthotels, clinics and other premises, commercial leak detection is not only about finding a pipe. It is also about ruling out the wrong repair before money is spent in the wrong place.
When the cause is unclear, a damp and moisture inspection can separate active plumbing leaks from rising damp, rainwater ingress and trapped moisture.
