Balzan Garage Leak: Apartment Source Identified by Isolation Testing

A Balzan common garage leak spread to four drip points. Isolation testing helped identify which apartment supply re-triggered the leak.

Balzan Garage Leak: Apartment Source Identified by Isolation Testing

Common garage leaks in apartment blocks are rarely solved from surface symptoms alone. In this Balzan case, water started dripping beneath Maisonette 101 and then spread to four separate patches over the following days.

Initial Checks

The first suspicion was that the leak might be coming from the unit directly above. Thermal and acoustic checks in Maisonette 101 were negative, and its meter did not show activity during the inspection.

That did not mean the garage was dry. It meant the likely source needed to be tested more systematically across the block.

Isolation Testing Across The Block

The decisive step was to close the mains supply to every apartment and monitor the garage. Within five hours, the dripping stopped.

The supplies were then reopened one by one. When Apartment 201 was reopened, the drip returned. With Apartment 201 closed and all other units open, the garage stayed dry.

This type of structured isolation is especially useful for apartment block leak detection because several units may share routes, shafts or ceiling voids.

Next Steps

The owner of the identified apartment declined a pressure test at that stage, so the recommendation was for urgent further investigation and repair by the responsible party.

The important point is that the finding came from observed behaviour: water off, leak stopped; one supply reopened, leak returned.

For administrators, landlords and neighbours, a clear leak detection report can turn a confusing shared-building problem into a practical action plan.
