The Problem
The client had water entering a basement lounge area. A visual inspection and thermal leak detection helped identify the most affected zone and connect it to a common area above the property.
Because the water was not limited to a small damp patch, the inspection needed to look beyond the damaged room and follow the building layout.
Acoustic Checks In The Common Area
Acoustic testing indicated a strong leak signature from the main supply serving the apartment block. The evidence pointed to a ruptured pipe linked to the Water Services Corporation supply route, with water entering the foundations and contributing to the basement flooding.
The water supply was shut off and WSC was contacted for the emergency repair. In apartment blocks, this type of finding needs clear communication because the leak can affect more than one property.
A Separate Rainwater Issue
The client also reported an older issue that appeared during rain. False gypsum walls and ventilation had previously been used to manage the visible symptoms, but they had not removed the cause.
A coloured water test on the rainwater drain produced coloured water from the walls. This suggested a separate rainwater ingress path, possibly connected to a neighbouring rainwater drain or a pipe route near the common area.
