Water was showing in an indoor gym and kitchen in Xemxija. Because the rooms below were affected, the inspection had to look upward rather than only at the visible staining.
What the roof inspection showed
The roof area was a decked garden. Thermal observations and a site walkover suggested the issue was likely connected to the area above the affected rooms.
Using an inspection camera, water movement was observed between the decking and substrate, converging toward a gully positioned above the affected areas.
Why this needed professional inspection
Decked roof gardens and terraces can hide the route water is taking. A visible damp patch below does not prove the exact defect above, and lifting the wrong boards can waste time.
In this case, the useful next step was to expose the rainwater pipework and detailing around the gully, repair the defect and test before reinstating the decking.
